Formwork Explained: What Builders Should Expect

Formwork gets treated as a line item and behaves like a structural decision. Everything the concrete becomes, it becomes because the formwork told it to. Here is what it involves, where it goes wrong, and what to ask before you engage anyone.

Short answer

Formwork is the temporary mould that holds concrete until it can support itself. The finished level, shape and surface of the concrete are all inherited from it, so accuracy in the formwork sets the tolerances every following trade has to live with.

What formwork actually has to do

Formwork has three jobs at once. It has to hold the shape you want, resist the pressure of wet concrete without moving, and come off afterwards without tearing up the face underneath. Those pull in different directions, which is why formwork is a trade rather than an assembly task.

Wet concrete is heavy and behaves like a liquid until it stiffens, so it pushes outward on the forms with a pressure that increases with the height of the pour and how fast it goes in. That is the number bracing gets sized against. A crew that braces to habit rather than to the actual pour rate is guessing, and a blowout costs far more than the extra day.

Where the money goes

Most of a formwork price is labour, and most of that labour is set-out, erection and stripping rather than the material. Ply, bearers and ties are consumables that get reused until the face is no longer good enough to leave against concrete you intend to see.

That reuse is worth asking about. Formwork ply that has been used a dozen times is fine for a slab edge nobody will look at and completely wrong for an exposed wall. A subcontractor who cannot tell you which material is going against which face has not thought about your finish.

What good formwork looks like on site

Straight lines that stay straight under load. Joints sealed so grout does not leak and leave honeycombing along the edge. Ties at the specified spacing rather than wherever was convenient. Set-out checked against the drawings and against the site datum, not against whatever was built last week. Penetrations, box-outs and set-downs already in place rather than cut in afterwards.

The stripping tells you as much as the erection. Formwork removed at the right time, cleaned, stacked and cleared off the working area means the next trade starts immediately. Formwork abandoned in a pile means the builder is paying someone else to deal with it.

The failures that cost real money

A blowout, where the forms give way during a pour, is the expensive one: concrete lost, a cold joint where the pour stopped, and rectification on a structural element. Movement without a full blowout is more common and more insidious, because it shows up as a wall that is out of plumb or a slab that is out of level, and the trades behind you absorb it.

The quieter failure is a form face that was never going to strip cleanly. You find out when it comes off, and by then the surface is the surface. If the concrete is going to be seen, agree the face material and the release agent before the pour rather than after.

Questions worth asking a formwork subcontractor

What pour rate and head of concrete have you braced this for? Who is responsible for the falsework design, you or my engineer? What face material is going against the surfaces I intend to leave exposed? When will you strip, and does your price include stripping, cleaning and clearing? What happens if the set-out does not match what is already built?

The answers separate a formwork trade from a crew that assembles panels. All five have a correct answer, and a professional gives it without hesitating.

Sometimes, and that is exactly why quotes are hard to compare. Ask whether formwork, stripping and removal are in the price or excluded. A concrete rate that excludes formwork will always look cheaper than one that includes it.
It depends on the job. Some engineering packages include falsework design; many leave it to the contractor. Either is fine as long as somebody has actually done it and both parties know who. If the answer is nobody, stop.
Long enough for the concrete to take its own load, which depends on the element, the mix and the weather. Your engineer sets the stripping times for structural elements. Slab edges and non structural forms come off sooner.
